Lakeshore Drive Redevelopment - Stage 3 Construction

As we approach the last long weekend of the summer, crews will be moving back into the commercial area on Tuesday September 6th, 2011. They will be starting the construction of the raised intersections, seating walls and the placement of street furnishings.
Crews will continue to work in Centennial park as they continue to complete the promenade, greensway walk and the landscaping.

Please obey all construction signage.

There will be a Bi-Weekly Construction Meeting every Two (2) Weeks at “1:00pm” “Proform Trailer”, All Resident and Business Representatives are welcome and encouraged to attend

Lakeshore Drive Redevelopment - Stage 3 Construction

As most of the construction in the area between 40th and 50th Streets along Lakeshore Drive has been completed, construction of the raised intersections and seating walls will resume after the September Long Weekend. There will be some minor works being completed which include paving stones and planting beds being completed through out the summer months.

Crews have now moved into Centennial Park and this area will start taking shape as the summer goes on. Please obey any construction signage.

Lakeshore Drive Redevelopment - Stage 3 Construction

The construction along Lakeshore Drive has been quite successful and we have managed to complete a large portion of the sidewalk along the Southside of the road. Please find below a summary of the work to continue and approximate dates.

• Most of the electrical work has been completed with the installation of tree receptacles to continue.

• The landscaping and installation of Trees will also be starting around June 13, 2011.

• Concrete work in the block from 44th to 46th has been granted an extension to continue until June 29, 2011 during a Monday to Thursday work schedule.

• The preparation for paving of the road will begin on Monday June 13,2011, with paving to commence after. Temporary para-ramps are being installed at all intersections when paving is completed to accommodate strollers and wheelchairs.

Centennial Park has been fenced off due to construction starting in there shortly. The new parking lot and the existing playground will be available for use during the summer. Please obey any construction signage.

Lakeshore Drive Redevelopment - Stage 3 Construction

Construction is well under way and on schedule. As of May 6th, the concrete curb and gutter is going to be started in the block of 48/49 to 46th Street. Once this block is done they will move to the block of 50th to 48/49th Street. Electrical contractors are installing streetlight bases and electrical conduit. All of the catchbasins and hydrants have been relocated.

Lakeshore Drive Redevelopment - Stage 3 Construction

Welcome back to another Construction Season along Lakeshore Drive. The work to be completed this year in the Commercial Area (between 44th Street and 50th Street) on the Southside of the road includes the:

• Removal and Replacement of Existing Curb and Gutter.

• Removal and Replacement of Existing Sidewalk.

• Removal and Replacement of Existing Streetlights.

• Final Paving in this area to be completed.

• Introduction of various types of Street Furniture.

• Construction of Raised Intersections and Decorative at Grade Crosswalks

• Redevelopment of Centennial Park (Phase 1).

During Construction the following Key Requirements of the Contractor (Proform Concrete Services Inc.) are to be meet:

• One Lane of Traffic is to be maintained along Lakeshore Drive between 44th & 50th Street whenever possible

• Electrical trenching must be backfilled or securely protected by the end of each day

• Access to the Business must be maintained at all times

• Pedestrians must be safely accommodated

• Dust from sandblasting must be controlled and contained

Construction is to begin on April 19th, 2011 with the Removal of the Existing Sidewalk starting at 50th Street and heading East towards 48/49th Street. The removal of the existing street lights, and trenching for the new electrical will also be starting.

The Town of Sylvan Lake will be hosting a Public Open House to inform the public of the Construction Schedules for both Lakeshore Drive & 44^th Street. The approved Centennial Park Master Plan and Improvements will also be available for public information.

The Town of Sylvan Lake will be hosting an open house to get your input. Information on the design for Centennial Park will be presented as well as the proposed modernization of 44 and 40 Streets between Lakeshore Drive and 50 Avenue.

Lakeshore Drive Stage 2 Completed 2010

Due to the recent snow fall, the construction along Lakeshore Drive is now done for the 2010 Construction Season.

This year we were able to complete a large portion of the work that is planned for the whole project. Some of the work included in this years stage was the new curb and gutter and construction of a boulevard along the whole project, re-aligning Lakeshore Drive around Centennial Park, construction of a parking lot in Centennial Park and construction of a promenade in the commercial area along the Northside of the Road .We were not able to get everything done but the remaining work will continue in early Spring.

Over the Winter months we will be completeing the detailed design for Stage 3 of Lakeshore Drive. This will include public consultations, so please be sure to check back regularly for these dates and location.

Lakeshore Drive Stage 2 Construction Update October 1, 2010

October 6th, 2010 Lakeshore Drive will be open to traffic starting at 34th Street.

Construction continues to move along as the construction season is coming to an end. The Electrical contractors have almost completed the installation of the electrical conduit in Centennial Park and the Commercial area. Border Paving will then be starting the base work so Proform can complete the concrete works.

In the commercial area Border Paving will maintain one lane of traffic at all times along Lakeshore Drive at all times during construction. Please obey all signs and flag people and be patient as there may be small delays from time to time. The road will be open to two lanes of traffic outside of construction hours.

Starting September 7, 2010 Border Paving will be moving into the Commercial area between 44 Street and 50 Street to commence the final phase of the Stage 2 Construction. They will start with the removal of the North road edge. The Electrical contractors will then be able to complete the installation of the new street light bases. Once this is done the base work will be completed for the new promenade and Proform will be in to complete the concrete works.

Lakeshore Drive Stage 2 Construction Update

Proform is continuing to complete curb and gutter in the Marina and Cottage Areas. They have also started the forming and pouring of the concrete for the raised intersections. Sandblasting has also commenced within the cottage area and then the base preparation for the architectural slabs will begin. Border Paving will be completing the paving throughout the cottage area by mid month.

The new parking lot on the south side of Centennial Park along 50A Ave is open for use. Please obey any signage and be careful of construction crews.

With a little co-operation of the weather, the contractors working on Lakeshore Drive have managed to get a fair amount of work completed. The electrical contractor is done in Town for now and will be returning in August / September to complete the electrical in the Centennial Park area. Proform has moved in and has been moving along with the installation of Curb and Gutter from 34th Street to 44th Street and for the new parking lot. Border will start paving 50A Avenue, the parking lot and 40th Street around July 26.

Lakeshore Drive Stage 2 Construction Update June 25

Finally some nice weather to help us move along with the construction along Lakeshore Drive. Here is the current schedule the contractors are working towards as long as the weather cooperates.

Concrete work – south curb in Cottage area will be complete by June 25
- north and boulevard will be completed by August 13
- curb in Centennial Park will be completed by July 4
- curb along 50A Avenue and 40 Street will be complete by July 16
- curb in Marina area will be complete by July 16
- banding and boulevard in Marina area will be complete by August 6

Electrical – street light bases and conduit complete in Cottage area by June 25
- street light bases complete in Marina area
- street light bases and conduit to be installed along 50A Ave and 40 St. by July 1
- contractor will come back in August/September to finish Commercial area and Centennial Park

Please be aware that at the intersection of 50 Street and Lakeshore drive the traffic lights are being relocated and repaired, so this intersection will be controlled by a temporary 3 way stop.

Contractors continue to do as much as they can as the weather continues to not co-operate. The electrical for the new lights is being installed from the Marina area towards Centennial park and then will shift to the Cabin Area. Border Paving is continuing to work as much as possible with the base construction of the new 50A Avenue and the parking lot.

Due to the current rainy weather conditions and the rain in the forecast this week, Contractors will continue to do as much as they can. The electrical conduit work is starting this week on Tuesday June 8 and Fortis will also be relocating street lights in the Marina area this week.

Please be aware that at the intersection of 50 Street and Lakeshore drive the traffic lights are being relocated and repaired, so this intersection will be controlled by a temporary 3 way stop.

Lakeshore Drive Stage 2 Construction Update May 25 – June 4

Northside Construction has completed the installation of the New Water Main and is continuing to work on 50A Avenue with the installation of the Storm Sewer Line and should be completed by Friday May 28.

Border Paving has also started working in the Cabin Area with the removal of asphalt at the intersections for the preparation for the raised intersections. Northside Construction will be also starting the installation of catch basins at the intersections and tying them into the cabin area storm system. This section of Lakeshore Drive (Between 50 Ave and 40 Street) will remain closed for approximately 2 months.

Proform is also going to be repairing the sidewalk over in the Marina area and then will be starting the curb and gutter on the Southside of Lakeshore Drive in the Cabin Area.

Lakeshore Drive Stage 2 Construction

Border Paving will be starting the Trench repairs along Lakeshore Drive Monday May 10th. This work will continue throughout the week and is scheduled to be completed by the end of the week. Border Paving will try to keep traffic delays to a minimum. Please look under Road Closures for details.

Northside Construction will be continuing to work along 50A Avenue with the installation of a new water main and storm sewer.

On Wednesday May 12 at 2:00pm our first Bi-Weekly meeting will be at Chateau Suites in the Marina Suite. All the representatives for the Business and Residences are welcome and encouraged to attend.

(May 10 – 14) Northside Construction is continuing to work on the temporary water supply along 50A Avenue and 40th Street so they can start with the installation of the new water and storm lines.

Construction Starting Monday April 26, 2010

Construction will begin Monday April 26th, 2010 with the clearing in Centennial Park so Northside Construction can start with the upgrading of Water, Sanitary and Storm Lines in early May. Border Paving will also beginning the patching of the trenches in Lakeshore Drive in the first week of May and are planning on being done in 1 week. All scheduling is approximate and may be shorter or longer depending on weather and any other uncontrollable conditions.

Welcome to the Lakeshore Drive Re-Development Blog. This site will be updated on a regular basis to keep the local residents up to date with the construction of Stage 2 along Lakeshore Drive. The Town has awarded the Contract for Lakeshore Drive Re-Development Stage 2 to Border Paving Ltd. Documents are currently being signed and construction will begin shortly.
The first stage of construction will begin in the Centennial Park Area with the upgrade of the waterline in 50A Avenue and the extension of the Storm line. The actual dates and estimated lengths of time will be posted and updated as more information becomes available.

STAKEHOLDER INFORMATION SESSION

Lakeshore Drive Upgrades Stage 2 Info Session

April 8, 2010 at 7 pm at Town Hall.

This session will provide information regarding the construction upgrades along Lakeshore Drive from Wildrose Drive to 34 Street. Items of discussion will include construction schedule, signage, roadway access and closures. There will be 45 minute presentation followed by a 1 hour question and answer period.

Comments from the January 27, 2010 open House have been tabulated and incorporated where applicable. From the Open House, communication and awareness was something that most often stressed as a key component to help minimize the disruptions to the stakeholders.
